We hold head leases on every unit for a minimum term of five years and manage entire residential blocks in-house.

Management
Sign your Terms of Service and pay your onboarding fee. You will receive our Client Onboarding Document to complete — capturing your investor details, preferred locations, apartment type, budget, amenities and lease preferences. Your 30-day delivery period begins immediately upon payment confirmation.
Within 7–14 days of receiving your completed onboarding document, we prepare a bespoke report of up to three available unit options — each matched exactly to your criteria. The report includes a full financial and operational breakdown for each option, so you can make an informed decision.
Review the options report and select your preferred unit. Once approved, we issue your 24-month lease agreement from Salus Living, confirm your handover date, and prepare the unit. All units are fully furnished and ready to operate from day one — no additional setup costs required.
Receive your full Handover Pack and keys. The unit is yours to operate — fully furnished, on a 2-year lease. You run the bookings, set your own pricing and retain 100% of all rental income. No recurring management fees. Ideal for experienced operators who want full control and maximum upside.
We set up your bespoke client access portal, list the unit across all booking platforms, manage all guest communication, cleaning and maintenance — and operate the unit end-to-end on your behalf. We guarantee an annual average occupancy of 70%, with average net unit profit of significant– per month. We charge a recurring 6% monthly management fee from unit revenue.
Your dedicated account manager — Adrian Keller — provides weekly updates throughout your 30-day delivery period and ongoing support throughout the lease term. Full Management clients receive real-time performance data, occupancy rates and income reports via their bespoke client portal.
